Tennessee is one of the friendliest first-home states on paper — no income tax, low property taxes, a real state DPA program. It also has three surprises buyers learn at the closing table: the transfer tax articles say doesn't exist, the homestead exemption that isn't one, and a Nashville loan-limit map that jumps $200,000 at a county line. The transfer tax nobody warns you about
Tennessee charges a realty transfer tax of $0.37 per $100 of the price (Tenn. Code Ann. § 67-4-409) plus a mortgage recordation tax of $0.115 per $100 of the loan amount above $2,000. On a $400,000 purchase with a $300,000 loan, that's about $1,480 + $342.70 at recording — and the buyer customarily pays both, though it's negotiable in the contract. Articles claiming Tennessee has no transfer tax are wrong; budget for it in your cash to close.
Property taxes: low, but read the fine print
Tennessee homes are taxed on 25% of appraised value, which lands effective rates around one-half to three-quarters of one percent of market value — well under the national average. Two fine-print items: there is no homestead property-tax exemption (Tennessee's "homestead exemption" protects equity from creditors; it doesn't cut your tax bill), and the two relief programs are often confused: state Tax Relief (65+/disabled, 2026 income under $37,530, first $32,700 of value; disabled Veterans get the first $175,000 with no income limit) versus the local-option Tax Freeze (65+, county-adopted, income limits from $38,470, locks the bill at its base-year amount).
